Purchasing a home is usually the largest investment the average family will make. For the most important financial investment, you want to know as much information possible about what you are about to purchase or sell, especially what to expect in terms of possible repair work, maintenance and upgrades that may be needed. It is important to know that not every seller will disclose all problems and/or deficiencies within the home and they may not even be aware of existing problems. Although the home buying process can be very stressful and overwhelming, I will give you peace of mind by lowering your risk for costly repairs and disclose problems. Most people, when purchasing a home become overwhelmed with excitement and overlook the negative aspects of the property. Dedicating time for the inspection with Tony may or could allow you to view the property in a whole different aspect.

My main goals are to ensure that you are fully informed and that you feel comfortable with the inspection performed. We will check and evaluate all major components and systems per the Massachusetts or New Hampshire Standards of Practice where applicable. We will also make a complete visual inspection and report on the condition of the structure and components systems as observed on the day of the inspection. This will then give you the information you need to make a sound buying decision and inform you of items/systems inspected, conditions related to functionality, repairs or services needed, upgrades or replacements needed and information regarding the care and regular maintenance needed to maintain your home. You will receive a computer generated, detailed report with photos a few hours after the inspection that is easy to read and understand. I am also available for questions after the inspection.

What is a Home Inspection?
The Home Inspection is a comprehensive, unbiased professional analysis of the condition of the home’s major components, systems and construction by a certified, experienced professional Home Inspector.  It provides you an expert opinion and a report on the condition of the physical structure and system components of the house.  The inspector must conduct a visual inspection of the house and report on its condition.

When the inspection is complete you will receive a report that summarizes the condition of the property, points out needs for maintenance, repairs and items that will need attention in the future.

*Although it is not necessary to be present at the inspection, it is highly recommended that you do attend so I can answer questions you may have and so I can explain things to you during the home inspection process.
